Wilderness Bisate
Six villas on a concession being planted back into montane forest, a hundred and twenty thousand trees in.
Wilderness Bisate holds a concession at the foot of Rwanda's Virunga volcanoes, next to Volcanoes National Park, near Musanze and about three hours from Kigali. Six villas stand on it, built as architectural tributes to Rwandan royal heritage, in a natural volcanic bowl. The area of the concession is not published and this record carries none. What is published is what has been done to it: more than a hundred and twenty thousand indigenous trees planted, restoring montane forest beside the park, on land the operator manages for conservation and reforestation.
That makes this a different kind of entry. Most records in this register are read for what their ground is; this one is read for what it is becoming. The planting is the estate's claim to territory, and a hundred and twenty thousand trees is a quantity of work rather than a quantity of land. The lodge opened in 2017 and is described by its operator as the closest house of its kind to the park's habituated gorilla groups, of which there are twelve; a trekking permit costs fifteen hundred dollars a person and is paid to Rwanda, not to the lodge.
The holding is measured in trees. More than a hundred and twenty thousand indigenous plantings is what this concession publishes in place of an area, which means the territory here is being made rather than simply held.
The asset next door is the state's. Twelve habituated gorilla groups live in a national park and the permit is paid to Rwanda. What this lodge holds is proximity to something it does not own.
Who it is not for
Bisate is wrong for anyone who needs the ground measured, since the concession's area is not published and this record carries none. It is wrong for travellers who want warmth, as this is high volcanic country and it rains. It is wrong for anyone who expects the gorillas to be the lodge's, because the park and the permits belong to Rwanda. For an African holding read for what it owns rather than for what it plants, Sonop keeps thirteen thousand eight hundred acres in Namibia.

- NOT PUBLISHED - the area of the concession, and whether the land was bought from local farmers. Neither is carried.
- A sister property stands on the same ground: Wilderness Bisate Reserve, four en-suite villas, described by the operator as within walking distance of Bisate but out of sight, and carrying its own key, PRP-00784, with Fashion and Safari memberships but no Private Resorts cell. Whether the two share one concession, and therefore whether the hundred and twenty thousand trees are this record's holding alone, is not stated by any source consulted and is not asserted here.
