Southern Ocean Lodge
A clifftop enclosed by national park on three sides, burnt to the ground and rebuilt on the same footprint.
Southern Ocean Lodge stands on grass-covered limestone cliffs on the remote southwest coast of Kangaroo Island, off South Australia. The estate itself is small and its area is not published; what encloses it is not. National park surrounds the site on three sides and the Southern Ocean takes the fourth, so the boundary here is complete and almost none of it is owned. That is a particular kind of answer to this collection's question: the lodge holds a clifftop and is protected by a designation rather than by a fence or by distance.
The Baillies opened the lodge in 2008. In January 2020 bushfires crossed more than half of Kangaroo Island and destroyed it entirely; the manager and staff sheltered in a bunker while it burned. Rebuilding began in February 2022 at a reported fifty million dollars, led by Max Pritchard, the original architect, working with Andrew Gunner, and the lodge reopened in December on the same ground and to almost the same plan. The Great Room was recreated with its original makers traced. Thirty-four fire conditions were imposed by the Country Fire Service, which classed the site as high risk.
A boundary made by designation. Three sides of this estate are national park. The lodge did not buy its seclusion; it was granted by what surrounds it, and that is worth separating from the estates here that bought theirs.
Ground that burned and was used again. Everything on the site was lost and the owners put it back where it stood, under conditions the fire service wrote. The territory now carries a regulatory layer that did not exist before 2020.
Who it is not for
Southern Ocean Lodge is wrong for travellers who want a large estate to move through: the ground is a clifftop and the wilderness beyond it is public park. It is wrong for anyone troubled by fire risk, since the site is classed high risk and burned once already. It is wrong for guests who want warm swimming, because this is the Southern Ocean and the coast is wild. For an estate that owns its wilderness outright, Amangiri holds six hundred acres in Utah.
