Pacific

41 records across Fiji, French Polynesia, Australia, New Zealand and the island groups between. The thinnest coverage in the register relative to its size, and the region where ownership structures are most unusual.

The Brando holds one motu of twelve on Tetiaroa, leased from the Brando family trust, with a conservation charity as steward of the atoll and eleven islets deliberately left empty. Kokomo owns a hundred and forty acres outright and gives five and a half of them to a working farm, while the reef its guests come for belongs to the villages of Kadavu. Southern Ocean Lodge holds a clifftop closed on three sides by national park it does not own — and rebuilt it on the same footprint after fire took everything in 2020.

Distance is the region's defining constraint and its product. Nothing here is reached casually: a seaplane, a light aircraft, a ferry and an hour of road. That filters the guest list more effectively than any gate, and several properties price and staff accordingly.

What is missing is density of coverage rather than quality. Three records are written of forty-one, and the region's inland estates — the high country of New Zealand, the Australian interior — are still to be read.
