One&Only Royal Mirage
Sixty-five acres and a kilometre of Dubai beach, looking out at an island built after them.
One&Only Royal Mirage holds sixty-five acres of landscaped gardens and a kilometre of private beachfront on the Jumeirah coast of Dubai, divided into three houses - The Palace, Arabian Court, and the Residence and Spa - built in an Arabian idiom and developed on site by DSA Architects International with GAJ. Sixty-five acres and a kilometre of frontage is a large holding by the standards of any developed city coast, and on this particular one it is remarkable, because the land on either side of it has been rebuilt several times over since.
The view is this record's second fact. The estate looks out at Palm Jumeirah, an island that did not exist when the frontage was laid out and that was raised from the sea in front of it. Few holdings in this register have had their horizon manufactured; here the ground did not change and the water did. What the estate keeps is the older arrangement - gardens deep enough to absorb three hotels without any of them crowding the next, and a kilometre of beach whose line was drawn before this coast became an exercise in reclamation.
Sixty-five acres on a city beach. A kilometre of frontage and gardens deep enough for three houses is a large holding anywhere, and on the Dubai coast it is close to unrepeatable now.
The horizon was built afterwards. Palm Jumeirah rose out of the sea in front of this frontage. The estate's ground is unchanged and its view is man-made, which reverses the usual order of things.
Who it is not for
Royal Mirage is wrong for anyone who wants seclusion, since this is a city beach with Dubai immediately behind it. It is wrong for travellers who want one small house, as the estate carries three hotels inside its gardens. It is wrong for anyone who wants an untouched outlook, because the view is a reclaimed island. For a smaller Dubai holding on the Palm itself, One&Only The Palm keeps seventeen acres on the west crescent.
