The Oberoi Beach Resort, Al Zorah
A hotel plot inside 540 hectares of Ajman, three fifths of it mangrove and public ground.
The Oberoi Beach Resort, Al Zorah stands inside Al Zorah, a development of five point four million square metres - about five hundred and forty hectares - on the Ajman coast. The hotel's own plot is not published and this record carries none. The scheme's figures are the striking part: a million square metres of it is mangrove, forming the Al Zorah Nature Reserve, with some sixty bird species on it including flamingos, egrets and herons, and three fifths of the whole land area is given to mangroves and public space rather than to building.
That makes the surrounding holding the reverse of the pattern this register met at Mayakoba, where a gated estate's whole acreage was private. Al Zorah is run by a company owned jointly by the Government of Ajman and the developer Solidere International, and it carries an eighteen-hole Nicklaus course under Troon management, five residential districts, retail and a marina. What the hotel holds is a beach frontage inside a public-private scheme. The register notes that the house now appears under the name Al Zorah Beach Resort, with the Oberoi name given as former, and does not itself alter the registry entry.
Three fifths of the surrounding ground is not for building. A million square metres of mangrove and public space sits around this hotel, and the protection on it is the scheme's rather than the estate's.
A government is a partner in the landlord. Al Zorah is run jointly by the Emirate of Ajman and a private developer, so the hotel's boundary lies inside a public-private holding rather than a wholly private one.
Who it is not for
Al Zorah is wrong for anyone who wants a holding of their own, since the hotel's plot is unpublished and the ground around it is a mixed-use scheme. It is wrong for travellers who want wilderness, as the mangrove here is a reserve inside a development. It is wrong for anyone who needs the brand settled, because the house now appears under another name. For a Gulf holding whose frontage is at least measured, Six Senses Zighy Bay publishes two kilometres of beach in Oman.
