One&Only The Palm
Seventeen acres on the west crescent of a manufactured island, reached by causeway from Dubai.
One&Only The Palm holds seven hectares - seventeen acres - on the west crescent of Palm Jumeirah, with ninety-four keys on it: sixty-five rooms, twenty-five suites and four villas, ranging from sixty-five square metres to four hundred and twenty-five. The house opened in 2010, stands three floors high, and keeps two outdoor pools of thirty-seven and eighteen metres, a tennis court, three dining rooms and a spa of two thousand six hundred and twenty square metres with nine treatment areas in it. Dubai International is about twenty-nine kilometres away by road and Al Maktoum about twenty-three.
The ground is the interesting part, because it was made. Palm Jumeirah was dredged into existence, so the seventeen acres this estate holds did not exist before the island was built, and the question this register asks - whether a property owns enough land to be a world of its own - takes an unusual form. The answer is that the land here is the development: there is no older boundary underneath it, no inheritance and no previous use. Seventeen acres of manufactured crescent, with water on one side and the island's own trunk on the other.
The land was made. Palm Jumeirah was dredged into existence, which means these seventeen acres carry no earlier boundary anywhere beneath them, and no previous use for the estate to inherit from anyone.
Bounded by water and by a spine. The crescent gives this holding sea on one side and the island's trunk on the other, which is an engineered version of the headland shape read elsewhere in this register.
Who it is not for
The Palm is wrong for anyone who wants ground with a history, since the island was dredged and the estate is no older than the land under it. It is wrong for travellers who want extent, as seventeen acres is the whole holding. It is wrong for anyone who wants to arrive by water, because the approach is a causeway and a road. For a Dubai holding on the older coast, Royal Mirage keeps sixty-five acres and a kilometre of Jumeirah beach.
