Soneva Jani

Five islands and a lagoon held under one lease, with four of the islands deliberately left empty.

Editorial entry · sources recorded · property confirmation pending

Soneva Jani holds the Medhufaru lagoon in Noonu Atoll: five islands inside a private body of water some five and a half kilometres across. Medhufaru itself is published at around 150 acres and described by the company as the largest resort island in the country. Four of the five are left uninhabited. That is the whole point of the entry: the estate owns far more ground than it uses, and the unused ground is the product. Most of the accommodation stands over the lagoon rather than on the land, so the islands function as a held margin - visible, walkable, and empty.

The resort opened in November 2016, more than two decades after Soneva Fushi, and repeated the pattern at a larger scale. Villa counts have moved with each phase of building and are published between 51 and 59. A portion of the houses have been sold as private residences and returned to the rental programme, so the estate has owners as well as guests. Water is made on site, produce is grown on Medhufaru, and the observatory and open-air cinema were carried over from the older property. The lagoon is given by the company at about five and a half kilometres across, a figure no independent source repeats.

Territory bought to be left alone. Four uninhabited islands inside the boundary are not an amenity and cannot be visited by anyone else. They exist so that nothing is built on them, which is a form of land use.

The land is the setting, the water is the address. Guests sleep over the lagoon and look back at ground the estate owns and does not develop. That inversion is what separates this from its own older sibling.

Who it is not for

Soneva Jani is wrong for travellers who want a beach outside the door: most houses are over water and reached along a jetty. It is wrong for anyone uneasy about heights, ladders and open decks, which the villas use throughout. It is wrong for guests looking for a compact resort, since the lagoon takes time to cross by boat or buggy. For the water and the isolation as the subject, the island register covers the same property.
