Qualia
Sixty pavilions on the northern point of a 740-hectare island its own owners hold entire.
qualia occupies the northern point of Hamilton Island, in the Whitsundays - an island of seven hundred and forty hectares, five kilometres north to south and three and a half east to west. Sixty pavilions stand on that point, among them a beach house with a guest pavilion of its own, and they opened in 2007 at a cost reported above a hundred million Australian dollars. The point is the quiet end of the island. The rest of it carries four other hotels, from thirty-five villas to three hundred and sixty-four rooms, together with a marina and a village.
The ownership is why this record sits in the territory column rather than beside it. Hamilton Island was run by Keith Williams from 1975 to 1996, then held by a public company with Bankers Trust as its major shareholder, and acquired by the Oatley family in November 2003 through 21st Century Resorts Holdings. qualia's landlord and qualia's owner are therefore the same party, and the estate's boundary is drawn inside ground that one family already holds whole. That is a rung this register has not recorded before: not an island owned by a resort, but a resort owned by the island's owner.
The point, not the island. Sixty pavilions hold the northern end of seven hundred and forty hectares. The rest carries four hotels, a marina and a village, and none of that is qualia's.
Owner and landlord are one family. The Oatleys bought Hamilton Island in 2003 and built qualia on it in 2007. The boundary here is internal to a holding, which is what lets the point stay quiet.
Who it is not for
qualia is wrong for anyone who wants an island to themselves, because Hamilton Island carries four other hotels, a marina and a village. It is wrong for travellers who want to walk out of their estate into wild country, as the ground beyond the point is developed. It is wrong for anyone who wants an unmade approach, since the island is reached by air or by a half-hour ferry from the mainland. For a single-tenant Pacific island, Kokomo holds a hundred and forty acres of Fiji.

- NOT PUBLISHED - the area of qualia's own plot within the island. Only the island's 740 hectares is carried, and the card does not treat the two as the same thing.
