Casadelmar
A garden of two or three hectares, terraced from the Palombaggia road down to a shore of its own.
Casadelmar stands on a hillside a few kilometres south of Porto-Vecchio, on the road out to Palombaggia, where the land falls in terraces to the gulf. The boundary is small and complete: gardens of umbrella pine, olive and cypress laid out by Jean Mus, a path through them to the water, and a shoreline the hotel holds rather than shares. Nothing else stands inside the line. The scale is the point and the limit — this is the tight end of the register, a territory a guest can cross on foot in a few minutes, where privacy comes from screening and level changes rather than from distance.
Jean-Noel Marcellesi bought a failing hotel on the site in 2001 and reopened it as Casadelmar three years later, with Jean-Francois Bodin as architect. Thirty-four rooms and suites sit in a long low building of wood, glass and grey Bateig stone, every one of them turned to the gulf; a separate villa of three suites stands hidden in the garden with its own pool. A twenty-five-metre pool runs along the water's edge, and the kitchen and spa serve the house alone. The resort closes for the winter and publishes its reopening date each spring.
The boundary does the work that acreage does elsewhere. Three hectares would be a garden at most estates in this register. Here it is the whole world, because the road is above and the water is below and there is nothing to cross to.
A shore of its own, and the famous sands elsewhere. The hotel holds its own piece of the gulf. The long beaches of southern Corsica are a drive away, which is precisely how the property stays quiet in August.
Who it is not for
Casadelmar is wrong for travellers who want an estate to get lost in: the ground is measured in a few hectares and crossed in minutes. It is wrong for those who want a wide sand beach at the door, since the hotel's own shore is small and Palombaggia is a drive. It is wrong for anyone who wants a village outside the gate, because evenings happen inside the boundary or in the car. And it is closed in winter. For Mediterranean land at scale, look to the three houses of Costa Smeralda on the same shelf.
