Hotel Cala di Volpe
The head of a cove held whole, and a beach club on a public beach ten minutes away.
Cala di Volpe occupies the inner end of the cove that gave it its name, on the Costa Smeralda. The estate holds the shoreline of the bay, its gardens and a saltwater pool of unusual size, but the beach that guests use is neither attached to the grounds nor owned by the hotel. It is a public beach, reached by free launch in about five minutes or on foot in about ten, and what the hotel holds there is a club on it. The property is an estate whose land is real and whose sand belongs to everyone, and the register states that rather than repeating the word private after the brochures.
The hotel was completed in 1963 by Jacques Couelle, who called himself a sculptor of houses rather than an architect, under the Costa Smeralda architectural committee set up by the Aga Khan. The building was made to look like a fishing village that had grown by accident: curved walls, mismatched levels, hand-finished surfaces. Tennis courts, a spa and a kids' club sit within the grounds, and the wider Costa Smeralda estate around it - Pitrizza, Romazzino, the golf course, the beach clubs - is the same development, so the boundary is soft towards its own siblings and firm towards everyone else.
Land yes, shoreline no. The bay frontage is the hotel's and the beach is not: it is public ground with a club standing on it. Anyone testing this property against the collection's question should record the two answers separately.
Built as a settlement, not a block. Couelle's plan gives the ground the shape of a village, so the land reads as lanes and levels rather than as a footprint with a garden.
Who it is not for
Cala di Volpe is wrong for travellers who want to step from the room onto sand, since the beach is public ground outside the grounds, reached by launch or a short walk. It is wrong for anyone seeking quiet in August, when the cove fills with yachts and the restaurants draw the wider coast. It is wrong for guests who want a self-contained world, because the property is one piece of a larger development and behaves like it. For the legend of the Costa Smeralda rather than its ground, the address register covers this house.
