Mediterranean

66 records around one sea. Italy, France, Spain, Greece, Montenegro, Turkey and the islands: the oldest holdings in the collection, the smallest, and the most tightly bounded.

Land is scarce and has been fought over for three thousand years, which is why an estate of ten hectares reads here as it would not in Utah. Villa d'Este holds ten and carries a hundred and fifty keys. Villa TreVille holds two and is unambiguously an estate. Finca Cortesin holds two hundred and fifteen and is the outlier rather than the norm.

The region taught this collection to check the shoreline rather than repeat it. Three properties on the Costa Smeralda, built by one client under one architectural committee within three years, hold their beaches three different ways — own, shared, and public with a club standing on it. No published source distinguishes them.

What is absent here is emptiness. The Mediterranean coast is inhabited, farmed and driven along, and no estate in this region is out of earshot of a road for long. Properties that need the horizon to be their own are on other shelves.
