Finca Cortesin
Two hundred and fifteen hectares above the Costa del Sol, of which about a hundred and fifty are held unbuilt.
Finca Cortesin holds 215 hectares of hillside in Casares, between Marbella and Sotogrande, roughly a kilometre back from the sea. About 150 of those hectares are designated green belt and will not be built on, which is the entry's defining fact: this is the largest territory on the Mediterranean shelf and most of it is deliberately empty. The estate contains a hotel, a championship golf course, a sports club, a residential quarter and a beach club, and the scrubland and old olive groves between them are what keep the motorway and the coastal strip out of earshot.
The golf course opened in 2006 and the hotel in March 2009, designed by Roger Torras and Ignacio Sierra around two courtyards in the Andalusian finca manner, with landscape by Gerald Huggan. There are sixty-seven suites and four villas, laid out widely enough that the buildings never read as a block. The beach club is a separate parcel by the sea, reached by shuttle and open only part of the year, so once again the sea frontage is detached from the land. Private residences stand inside the estate, and their owners are neighbours.
Emptiness as the amenity. A hundred and fifty hectares of scrub and olive that nobody may build on is what the guest is actually paying for, though nothing on the property says so.
Inland by design. The estate chose height and distance over frontage. The sea is a view from the hill and a shuttle ride at ground level, and the trade was made deliberately.
Who it is not for
Finca Cortesin is wrong for travellers who want the beach at the door, since the shore is a shuttle away and the beach club runs only part of the year. It is wrong for anyone who does not drive or does not want to be driven, because the estate's scale makes everything a journey. It is wrong for guests who want the noise of Marbella, which is exactly what the land was bought to exclude. For a coastal property with its own sand, the Balearic entries on this shelf serve better.
