Shinta Mani Wild
Eight hundred and sixty-five acres of the Cardamoms, fifteen tents, and a boundary armed rangers patrol.
Shinta Mani Wild holds about three hundred and fifty hectares - eight hundred and sixty-five acres - of the Cardamom Mountains in Cambodia, in a river valley with waterfalls in it, among them one called Raging Big Sister. Fifteen tents stand along the Tmor Rung, and Bill Bensley, who designed them, spent seven years on the plan. For the question this register asks, the ratio is the answer before anything else is said: eight hundred and sixty-five acres carrying fifteen rooms is the emptiest holding in the Southeast Asian part of the register by a wide margin.
The boundary is the part with no parallel here. The estate works with Wildlife Alliance, whose armed rangers patrol the Cardamom forest, and a guest may ride out with a patrol for two to six hours. Every other holding in this collection is bounded by a fence, a wall, a shore or a designation; this one is bounded by people with rifles, because the pressure on the ground is poaching and clearing rather than trespass. Access is by road from Phnom Penh or Sihanoukville and the house does not pretend it is quick.
The boundary is patrolled, not fenced. Armed rangers walk this ground because the threat to it is poaching and logging. No other estate in the register defends its line rather than merely drawing it.
Eight hundred and sixty-five acres for fifteen rooms. The emptiness is itself the holding, because what this acreage buys is not privacy from other guests but several hundred hectares kept out of another use entirely.
Who it is not for
Shinta Mani Wild is wrong for anyone who wants an easy arrival, since the Cardamoms are hours of road from either coast. It is wrong for travellers who want a beach, as this is a forest river valley. It is wrong for anyone who wants the wildness kept at a distance, because the conservation work is the point of the place and guests are taken into it. For a Cambodian holding of the opposite shape, Song Saa keeps two small islands in the Koh Rong archipelago.

- The property's own site - about 350 hectares, 865 acres; fifteen tents along the river, designed by Bill Bensley and planned over seven years; the Tmor Rung River for kayaking and birdwatching; a river valley with waterfalls including Raging Big Sister Falls; a partnership with Wildlife Alliance, whose armed rangers patrol the Cardamom forest, with guests able to join patrols by motorbike for two to six hours; pickup offered in Phnom Penh or Sihanoukville, and the location described as remote and not easy to reach
- NOT STATED by the property - the opening year, the form of tenure over the 350 hectares, and whether the land is held as a conservation concession, a lease or a freehold. None is carried. The widely repeated account that the ground was taken at auction to stop it being logged is not stated by the house and is not asserted here.
- Bill Bensley is held in the Library as LHL-P-140 and is linked. Wildlife Alliance is an organisation rather than a person and carries no LHL-P code.
