Hôtel du Couvent, a Luxury Collection Hotel, Nice
Two and a half acres of walled convent garden inside the old town of Nice.
Hotel du Couvent holds two and a half acres in the Old Town of Nice, the grounds of a convent built in 1604 by the Order of Saint Claire. It is the smallest holding in this register by area, and the only one whose boundary is a town wall rather than a fence, a shore or a ridge. Inside it are terraced gardens carrying more than three hundred plant species, among them olives and lemons, with water channels, a twenty-metre lap pool and a set of Roman-inspired baths rising through progressively warmer rooms. Eighty-eight rooms and suites occupy the buildings.
Perseus Group, under Valery Grego, restored the convent over a decade, working with Studio Mediterranee and Studio Mumbai and with Festen on the interiors, and the house opened in 2024. The estate's logic is agricultural inside a city: a bakery with its own grain mill keeps a convent practice, and the kitchens draw on a farm the hotel holds at Touet-sur-Var, up the valley from Nice. That second parcel is the reason the two and a half acres work at all, since a town garden cannot feed a house and the land that does is held elsewhere and counted as part of the same estate.
The smallest holding here, and the only walled one. Two and a half acres inside a town, bounded not by a shore or a ridge but by a convent wall of 1604 that has enclosed the same ground for four centuries.
The estate has a second parcel up the valley. A farm at Touet-sur-Var supplies the kitchens of the house in town. What a city garden cannot do for itself, this holding does by owning ground somewhere else entirely.
Who it is not for
Du Couvent is wrong for anyone who wants extent, because two and a half acres is the whole of the enclosure. It is wrong for travellers who want the sea at the door, as this is an old town and the shore is a walk away. It is wrong for anyone who wants a long-settled house, since the hotel opened in 2024 after a decade of works. For a Mediterranean estate whose wall was built by an army instead, Cap Rocat encloses a cape above Palma.
