La Residencia, A Belmond Hotel

Twin manor houses on restored olive terraces above Deia, with no shoreline of their own.

Editorial entry · sources recorded · property confirmation pending

La Residencia holds twin seventeenth-century manor houses above the village of Deia, in the lee of the Tramuntana on the north coast of Mallorca, with hillside suites added among them to sixty-seven rooms in all, one of those a villa. Cistercian monks lived in the houses, and one of them, Son Canals, was acquired by monks in 1744. The estate's acreage is not disclosed by the hotel and this record carries none. What it does carry is the character of the ground: terraces of orchard and olive cultivated for centuries, with the olive groves restored and production resumed.

Axel Ball bought the property and opened it in 1984 as the first house of its kind on the island; Richard Branson joined him in 1987, Orient-Express bought it in 2002, and the name changed to Belmond in 2014. The territory question has a clear answer here and not a flattering one. The estate holds terraces, a gallery with a resident artist, studios and donkey trails through its gardens, and no shoreline at all; Cala Deia, the cove below the village, is a public one. Soller is twenty minutes away and Palma airport forty-five.

The terraces are the holding. Centuries of orchard and olive on a mountain slope, with the groves put back into production. The measure of this estate is agricultural, and its acreage is undisclosed.

No shoreline of its own. Deia's cove is public and lies below the village rather than inside the gate. This is a Mediterranean estate whose relation to the sea is a view of it.

Who it is not for

La Residencia is wrong for anyone who wants a beach, since the cove below Deia is public and the estate holds no shoreline. It is wrong for travellers who need the ground measured, as no acreage is disclosed and this record carries none. It is wrong for anyone who wants level walking, because the whole holding is terraced hillside. For a Mallorcan estate whose boundary and acreage are both on record, Cap Rocat holds eighty-eight acres above Palma.
